The difference between real property and personal property may seem obvious - until closing day.  As a professional real estate agent in the Greater Salt Lake City and Park City Utah area, I have seen many misunderstandings come about unnecessarily.  An easy way to avoid problems at closing is to have a clear understanding of what stays with the house in writing.  Negotiating every detail is vital to the success of a purchase and sale.


Real property consists of everything that is permanent including the house, the land, and permanently affixed items.  Examples of permanent items are hard wired lighting fixtures and nailed down wall-to-wall carpeting.  Examples of personal property are furniture pieces, dishes, and towels.  Some items such as certain appliances, fall into a gray area and may be     considered either real or personal property.  In order to avoid misunderstandings at closing,   make sure your purchase offer specifically lists any appliances or other items that are to remain with the house.

Cottonwood Heights real estate sales have remained steady for the third quarter of 2009.61 homes sold in the third quarter compared to 65 homes sold q3 of 2008.  Listing inventory has stayed in the around 130 homes  similar to the prior month.  The prices of homes has dropped dramatically to a median price of $265,000 for a single family home.

Salt Lake City Real Estate Tips - Recent Restaurant Visits PDF Print E-mail

I have been to two restaurants in the last few days.   With my husband being a "foodservice professional" we tend to eat out often. These two are some of our favorites:

Lugano - Chef/Owner Greg Neville has a consistently awesome Northern Italian spot on 2300 E. in Salt Lake City

drawing in regular customers from all over town especially Holladay, Millcreek and Olympus Cove.  Lugano has won numerous awards over the last seven years they     have been open.  Some of my favorite dishes are the Grilled Salmon with Basil Mashed Potatoes, Ceasar Salad, Tagliattelle with Wild Mushrooms and their homemade ravioli special is always special - YUM.  The wait staff delivers good service especially at the end of the week!  Make reservations on the weekend, they get JAMMED!

Oyster bar and Market Street Grill - If seafood is what you are after you can't go wrong with this choice.  They always have the frestest, highest quality seafood in town.  Monday night is $.99 Oyster night, we often go there for a dozen and Seafood Cobb Salad.  During the week they have 1/2 price appetizers during "Happy Hour".  The wait staff has been dramatically upgraded in the past year making the dining experience smooth and enjoyable.  The Oyster Bar has big screen TVs and rocks on weekend nights.  This  used to be a private clubwith membership required but the state of Utah has freed us from those shackles!

How to Pay Off your House Early by Kathy Opolski, Real Estate Expert in Greater Salt Lake City and Park City Utah PDF Print E-mail

Many homeowners in Greater Salt Lake City and Park City Utah have decided that they would like to pay off their house early. There is considerable debate as to whether this is the best route to go or not. Some people advocate using any extra money for investment purposes instead of paying off the house faster, but the psychological benefits of being debt-free often outweigh any monetary factors involved in making the decision.

 

Refinance the Loan

Once you have made the decision and that you want to pay off your house early you can go back to the lending institution in Greater Salt Lake City and Park City Utah that you are dealing with and find out what your options are. You can ask about any penalties involved with changing the loan from a thirty-year mortgage to a fifteen-year mortgage, and find out if you can afford the monthly payments.

Save or Make Payments

Depending on penalties involved, many homeowners in Greater Salt Lake City and Park City Utah are either making extra payments towards their home or saving their extra money to make one last final payment once enough has been saved. Certain banks will allow you to add an extra one or two payments per year towards your mortgage without penalty, while others will not. If it is not, you can save enough money for a final payment. Quite often the money you will save in interest rates by paying it off quickly is much higher than the price of the penalty.

Is a Buydown Mortgage Right for You? by Kathy Opolski, Greater Salt Lake City and Park City Utah Real Estate Expert PDF Print E-mail

 

A buydown mortgage may be the key to affording your dream home according to www.BuySaltLakeHomes.com.  There are many different types of mortgage loans available to todayís home buyer.

Permanent and temporary buydown mortgages are financial tools used by lending institutions to reduce the interest rate on a mortgage loan.  With this type of financing extra points (sometimes called discount points) are paid upfront at closing.  In simple terms, a point is equal to one percent of the principal loan amount total.  A buydown is an upfront payment.  The purpose of this payment is to enable the financial institution to lower the monthly payments.  A buydown is sometimes used as a tool to enable the buyer to qualify for a mortgage.

Buydown mortgages have many benefits. 

Temporary buydown mortgages appeal to the home buyer who has prospects for a substantial income increase in the next few years. For example a spouse may currently be in school, but upon graduation will have excellent employment prospects.  A temporary buydown mortgage allows the buyer to make lower monthly payments during the first few years of the loan.  During these years the interest rate is lower than the actual mortgage loan rate.  This results in lower monthly payments early on in the life of the loan.  Buyers with lower monthly incomes can qualify for larger loans with this strategy.  In general, a buydown mortgage allows the buyer to own more house for the money.  In some cases it is the best way to qualify for any loan because of the lower interest rate.

Midvale, Utah Home Sales for the Second Quarter of 2009 PDF Print E-mail

Why Payoff Your Mortgage Early?, by Kathy Opolski, Greater Salt Lake City and Park City Utah Real Estate Expert PDF Print E-mail

An early mortgage payoff is a must for every homeowner.  Even if you are not disciplined, you too can pay off your mortgage years before it comes due.  Homeowners who have discipline, but lack the knowledge needed to pay off their mortgage early, can benefit from similar financial planning know how.

Some mortgage lenders will set up a special repayment plan for a fee.  These plans can be a biweekly repayment structure, or an extra payment.  Although it is best to work out a repayment option that does not require you to pay an additional fee, if that is the only way you can make the payment ñ do it!  Consider what the fee will cost against the amount of money you will save over the life of the loan.

It is possible to pay off a 30-year mortgage in 20-years or less by making extra payments and/or more frequent payments.  Your mortgage is a structured repayment plan.  Any principal paid over the calculated amount will reduce your interest debt.  Over time this translates into satisfying the mortgage debt years before it is due to be paid off.

Just imagine what you could do with the extra money you will have each month once your mortgage is paid off!  Perhaps you could retire early.

When you pay extra principal on your mortgage you build equity in your home faster.  Many people in the Greater Salt Lake City and Park City Utah area use this extra equity to upgrade to a larger home.  Yet other financially savvy people use the extra equity to purchase a second Greater Salt Lake City and Park City Utah area home.  This becomes an income property for them.  They are well on their way to building wealth through real estate.
